ADMINISTRATOR/ PROPERTY MANAGEMENT - MATERNITY COVER FROM NOV 2011
MAIN DUTIES WILL INCLUDE (but not limited to):
- Arranging viewings; occasional viewings if required
- Dealing with tenants and landlords on a regular basis both face to face and over the telephone
- Drawing up Tenancy agreements, dealing with inventories/deposit returns.
- Negotiating deals to a successful conclusion
- Credit referencing, tenancy agreements, inventories, etc.
- Property management and building up our network of skilled tradesmen
- Property inspections
- Visiting properties to take photos/details prior to marketing
- Dealing with change over of tenants / utility suppliers etc
- Dealing with tenant complaints/maintenance issues
- Liaising with contractors/tenants/landlords regarding any maintenance work required
- Maintaining good working relationship with current contractors/quotes to chase up
- Processing contractor invoices & charging to relevant property
- Checking rent payments
- Other duties to assist in the smooth running of the office
- Ensuring all aspects of the lettings department run smoothly
Successful candidates will also be given training to expand their skills in
- Market appraisals
- Negotiating fees with potential landlords
- Marketing properties
- Home staging
- Investment property research
WHAT WE WANT FROM YOU:
- Ideally, previous experience in lettings or property management
- Genuine interest in property related work
- Excellent communication skills
- Good IT skills, knowledge of word processing packages
- The drive, determination and motivation to succeed
- Full driving licence and use of car for work purposes
As Property Manager you will be
- responsible for providing first class customer service to Landlords & Tenants, whilst providing co-ordination and administrative support in respect of property lettings.
- extremely organised and responsible for the ownership of their duties in terms of deadlines, detail and quality of work. You will also responsible for the management of their relationship between Landlord, Tenant and contractors and must be able to manage the different and varying levels of demands and expectations from these parties.
- required to provide excellent customer service and support when call handling in respect of enquiries, general information and all aspects of property issues connected with Landlords and Tenants.
